Market Updates
One short update every week — what changed, what it means for buyers, and what it means for sellers. No jargon, no hype.
Latest update · October 29, 2026
What happened: on Wednesday, October 28, the Bank of Canada raised its policy rate from 2.25% to 2.50% — the first move in a whole year, and the first hike since July 2023. The big banks followed: prime moved from 4.45% to 4.70%, effective October 29.
Variable mortgages get more expensive right away. On a $400,000 mortgage, the higher prime means roughly $80 more a month in interest.
Fixed mortgages don't change until renewal — your payment is locked. And if your mortgage renews in the next 4 months, ask your lender about a rate hold now. It usually costs nothing, and it locks in today's rate while you decide.
Here's the part most people miss — this can be good news for buyers. We've seen it for many years: when rates go up, sellers who were comfortable at the lower rate slowly start thinking about selling, more homes come on the market, and buyers get the chance to pay less for the house itself. A higher rate on a cheaper house can still beat a low rate on an expensive one.
Higher rates mean fewer buyers can qualify, so demand cools a little and homes can take longer to sell. Pricing realistically matters more than ever — an overpriced home in a higher-rate market sits.
But this isn't a crash story in Saskatoon. The city's benchmark price is $439,600, up about 3% from a year ago (September 2026), with roughly 2 months of supply and inventory about 40% below normal. Good homes, priced right, still move.
Bottom line: if you're buying, don't wait for the perfect rate — run your own numbers. If you're selling, price for today's market, not last spring's.
